A Tenant’s Guide to Paying Rent


When you’re searching for a home to rent, one of the most important things to consider is the amount of rent you’ll have to pay. Once you sign a lease, knowing how, when and where to pay your rent becomes just as important. Understanding these basics helps you stay on track, avoid extra fees and maintain a smooth relationship with your landlord.


Know Your Payment Details

Your lease outlines everything you need to know about paying rent. Before your first payment, make sure you understand:


  • Your monthly rent amount
  • The exact due date
  • How and where payments must be made
  • Who the payments should be made to

If you’re paying by check or money order, include your address and the month the rent covers on the memo line. For cash or money order payments, you can request a written receipt for your records. These simple steps protect you from misunderstandings later.


What if the rent is late?

Most leases spell out additional fees if rent is late, arrives after the due date or is only partially paid. If a payment bounces, you may owe a returned check fee plus that month’s rent. In some cases, landlords may require future payments to be made with guaranteed funds like money orders or cashier’s checks.


GOOD TO KNOW
A postmark does not count as an on‑time payment. Unless your lease specifically allows it, landlords need to receive your payment by the due date.


Paying Rent in Advance

Some tenants choose to pay rent ahead of time. Prepaid rent must be deposited by the landlord into a Virginia federally insured escrow account by the fifth business day after it’s received. The funds stay in that account until the rent comes due.


Prepaying rent does not protect you from future rent increases. Landlords must give you at least 30 days’ notice before raising rent and cannot increase rent until your lease term ends.


Paying your rent fully and on time sets the foundation for a positive rental experience and helps ensure there are no surprise fees or financial complications down the road.
