Tips to Protect Yourself from
Predatory Lending
For many first‑time homebuyers, the loan process can feel intimidating, especially when you're unsure what’s normal and what’s a warning sign.
Predatory lenders take advantage of this uncertainty. They use pressure tactics, unclear terms or unnecessary fees to push borrowers into loans that don’t serve their long‑term financial interests.
With the right knowledge, you can protect yourself and move forward in your homebuying journey with confidence.
Know the Characteristics of a Trustworthy Loan Officer
A reputable lender is transparent, patient and clear about every step of the process. Each lender should give you a Loan Estimate, which outlines your interest rate, monthly payment and closing fees. Comparing each lender’s Loan Estimate side‑by‑side allows you to quickly spot when one offer looks significantly more expensive or too good to be true.
Read Every Disclosure Carefully
Disclosures show how the lender is getting paid, which fees you’re responsible for and how your payments will change over time. Predatory lenders often rely on borrowers not reading the fine print or trusting verbal explanations instead of documented terms. Never sign anything without reviewing every page.
Ask Questions Until Everything is Clear
High‑pressure sales tactics are a major red flag. You should never feel rushed into signing a loan or accepting terms you don’t fully understand. Predatory lenders may gloss over details or discourage questions, but trustworthy lenders welcome them.
If anything in your loan documents changes unexpectedly, such as a higher interest rate, additional fees or altered conditions, pause the process immediately. Last‑minute changes without explanation can signal an attempt to lock you into a costlier loan.
GOOD TO KNOW
Predatory lending can include loan flipping, loan packing or balloon payments.
You don’t have to navigate the loan process alone. If something seems unclear or feels off, stop and get guidance from a HUD‑approved housing counselor ↗ or a trusted real estate professional.
