Landlord and Tenant Responsibilities
Understanding who is responsible for what in a rental home helps prevent issues and keeps your living environment safe and well-maintained. Both landlords and tenants have important roles. Knowing each party’s responsibility upfront protects everyone involved.
Regular Maintenance is Key
The primary responsibility of the landlord is to protect the health and safety of the occupants living at the rental property.
While they aren’t expected to handle daily household chores, they must keep up with regular maintenance and repairs. This includes ensuring the electrical and plumbing systems are functional and meet local health and safety codes as well as addressing problems when something isn’t working properly. Appliances such as dishwashers, refrigerators, ovens and dryers should be kept in good working order. Exterior features like gutters, railings and siding must also be maintained.
Doing Your Part
Tenants are responsible for basic housekeeping, including:
- Keeping the property clean and sanitary
- Operating appliances and fixtures correctly
- Performing routine maintenance as outlined in the lease
- Using electrical, plumbing and HVAC systems properly
GOOD TO KNOW
Most importantly, if something breaks or stops working, notify your landlord right away and never attempt repairs yourself.
